1031 Exchange Calculator

Calculator

United States only. These are US federal program under SOP 50 10 8, priced off two different US benchmarks: SBA 7(a) and Express track the WSJ Prime Rate plus a spread, while the 504 debenture prices off US Treasury yields when it sells, not when you sign.

Tax, Caps, fees, eligibility and the Section 179 limits all come from US statute and change with it. Outside the US the arithmetic still holds; the program, benchmarks and limits do not.

Current as of August 2026. Check the SOP before relying on a figure.
IRC Section 1031 Tax Deferral

Defer the gain.
Compound the deferred capital.

A 1031 exchange lets you sell investment real estate and roll the entire proceeds into a replacement property -- deferring capital gains tax, depreciation recapture, and net investment income tax that would otherwise be due at closing. This calculator quantifies exactly how much you defer, what boot you owe tax on, whether the exchange qualifies under IRS rules, and how much the deferred capital compounds over your holding period versus paying the tax today.

✓
Full exchange waterfall — Computes adjusted basis, realized gain, recognized gain (boot), deferred gain, and net equity rolled into the replacement property. Breaks out long-term capital gains tax, depreciation recapture (Sec. 1250), and NIIT separately.
✓
Boot analysis — Identifies taxable boot: mortgage boot (when replacement mortgage is less than relinquished), cash boot (proceeds not reinvested), and excess cash taken. Shows exact tax due on boot at your rates.
✓
Reinvestment and deadline checklist — Checks your replacement against the three reinvestment targets — equal or greater value, equity and debt — and tracks the 45-day identification and 180-day closing deadlines. It does not test like-kind status, investment intent, qualified-intermediary use or the related-party rules.
✓
IRS deadline tracker — Enter your closing date and the calculator computes your 45-day identification deadline and 180-day exchange completion deadline, with a day countdown for each.
✓
Compounding benefit of deferral — Models the same capital growing at your expected appreciation rate both with and without the exchange. Shows the cumulative dollar advantage of keeping the deferred tax working in the replacement property over your holding period.
✓
NOI & income comparison — Enter gross rents, vacancy, and expenses for both the relinquished and replacement properties. Compare net operating income, cap rate, and cash-on-cash return before and after the exchange.
